Built for the way developers actually build.
Big-project experience. Big-contractor controls. Small-company executive access.
A good contractor lowers friction. A great one protects the deal, the schedule, the budget and the owner's reputation. Here is how Dynamic works with developers, owners' representatives and capital partners — and what you can expect before, during and after construction.
Delivery methods
Match the delivery model to the deal, not the other way around.
Construction manager at risk
Early participation with a guaranteed maximum price. Preconstruction input, constructability review, budget validation, value options and bid packaging alongside your design team. Our leadership delivered Elysian South Ridge, a multifamily ground-up, under CMAR.
Design-build
Single point of responsibility for design and construction. Faster to permit, fewer gaps between disciplines, one party accountable for the outcome. Citibank was delivered ground-up design-build.
General contracting
Hard-bid or negotiated lump sum on a completed set. Full trade buyout, schedule ownership and field management with transparent commitment reporting.
Negotiated and repeat work
Program delivery across multiple sites with standardized scopes, carried-forward lessons and accelerated schedules — the model behind 200+ brand remodels and 40+ ground-up fuel facilities.
What a developer gets from us
Early clarity
Scope gaps, permit exposure, long-lead items and field conflicts identified while they are still cheap to solve.
Cost and schedule visibility
Commitments, change exposure, sequencing, milestones and the owner decisions that drive them — reported, not requested.
Executive access
You reach the CEO or COO directly. No account layer between the decision and the person who can make it.
Pro-forma protection
We understand that a schedule slip is a carry-cost problem and a lease-up problem before it is a construction problem.
Occupied-site discipline
Phasing around tenants, customers and operations, with access control, shutdown planning and professional site presence.
Scalable delivery
Repeatable controls that support one project, several locations or a regional program without re-inventing the process.
Preconstruction is where the money is made
The best construction problems are the ones solved before mobilization.
Review, gap identification and constructability input.
Validation, value options and practical alternates.
Milestone strategy, long-lead planning and permit path.
Subcontractor coverage, bid packaging and award strategy.
Exposure identified and priced before it reaches the field.
Prequalification
Developers prequalify before they invite. We would rather hand you verified information than a marketing claim, so this section lists what we provide on request and what we do not yet publish.
Available on request: certificate of insurance and coverage limits, W-9, references on comparable completed projects, key personnel resumes, safety program documentation, sample project reporting, and the specific role our leadership held on any project shown on this site.
Not yet published: bonding capacity, experience modification rate and state-by-state licensing. We are assembling that documentation and will publish figures only once they are verified. If you need any of it to prequalify us for a specific pursuit, ask and we will tell you exactly where we stand.
Where we work
Eight regions across the continental United States, run to one operating standard.
Ready to put us on a bid list?
Bid invitations go to Bryan Singleton, CEO — Estimating, Contracts, Sales and Marketing. Preconstruction, CMAR and design-build enquiries go to Bryan Egan, COO — Preconstruction, CMAR, Design-Build, Project Controls, Delivery, Sales and Marketing. Send the drawings, the scope or just the concept — we will tell you honestly whether we are the right fit before you spend time on us.
